C-PACE (Commercial Property Assessed Clean Energy) is long-term, fixed-rate financing designed to fund energy-efficient, water conservation, and resiliency improvements to commercial real estate. Unlike traditional loans, C-PACE is structured as a property-based assessment and repaid through the property tax bill, allowing it to run with the asset rather than the borrower.
This structure enables non-recourse, off-balance-sheet financing with terms that can extend up to 20–30 years, significantly improving project cash flow by aligning repayment with the useful life of the improvements.
